> A stretch of Downtown Newark that is mostly known for historic buildings could soon be home to a modern sky-high apartment complex. The project would rise just steps from one of New Jersey’s most prominent entertainment venues and has recently taken a step forward.
>
> KS Group, a local developer with several Newark projects in the pipeline, recently released some images of what would amount to their largest endeavor yet. The company has big plans for several plots of land at 200-206 Market Street, which are currently home to older structures that have sat vacant for at least two decades.
>
> The properties are directly north of the Prudential Center and located within the Four Corner Historic District, which is listed on both state and federal designations. The company envisions a project they are calling The Newark Summit Tower on the plots, which would require demolition of the existing buildings.
>
> Details on the project emerged during a meeting of Newark’s Landmark & Historic Preservation Commission on October 4. The committee issued the green light to begin demolition work at the property, which includes much of a current surface parking lot on neighboring Edison Place.
>
> Newark Summit Tower is listed as “in planning” on the KS Group’s website and is designed by INOA Architecture, a firm that has worked on several other prominent Newark developments including [Halo](https://jerseydigs.com/halo-newark-under-construction/).
>
> The first two floors of Newark Summit Tower would feature retail space under the current proposal, with the next two stories set to consist of a parking garage with 136 spaces. The remainder of the project would include 579 residential units plus amenity spaces on the 4th floor and the rooftop.

I lived in Newark for a bit and that building is a local treasure. But to not surpass it when Newark should be bulking? Yeah rediculous, especially because this is down the street and not next door. It’s not like the proposed tower got skinnier, so it’s still obstructing the building from certain sightlines.

Also, personal opinion but 1180 Raymond Boulevard is a better looking historic building right next door to the Newark National Building.

“Newark Summit Tower is planned to rise to 514.65 feet, which is six inches lower than the National Newark building”

At least it’s not significantly shorter. Updated the thread title to reflect the height and change in floor count.

The article has a lot of complaining about increased traffic and parking issues which makes it being next to Prudential Center even worse. Perhaps the city should stop allowing stuff with huge garages and improve public transit. It’s a little ridiculous that so much deference to cars is given in a downtown area.

Also, the reason the building height was chopped was the historical district it is in. Why not leverage that district for good and put in more pedestrian friendly areas/streets?

Originally it was 531 feet, thankfully the height cut isn’t so drastic

</div>

Interesting, although that doesn’t seem to align with the 5 floor reduction unless they became taller? If so I’m happy that the height chop wasn’t that much.

Edit: The National Newark Building is 466’ tall so the article must have a typo? Perhaps it’s actually 465’ tall which would account for the 5 missing floors. If we do a rough ratio of:

41/46 floors = x/531’

…and solve for x we would arrive at about 473’ which is closer to 465’.

531 feet comes from that same website’s previous article on the tower
