The site’s developer is Continuum — headed by Bruce Eichner — and the architects are Kohn Pederson Fox and Goldstein Hill & West. _41 East 22nd Street, image by KPF_ > While the previous drawings were comprehensive, the new renderings offer significantly clearer details on the skyscraper, which will become the tallest building between Midtown and Lower Manhattan. Plans may have undergone slight revisions since the included images were conceived in November, but they appear to be very similar to the most recent DOB filings. The tower will eventually stand 60 stories and 777 feet tall. _Different angle of the project, image via KPF_ > Per the tipster, the concept for 41 East 22nd Street has undergone a series of evolutions, and the tower has gained height during the design process. KPF’s hand is evident, and the scheme bears similarities to the firm’s similarly glassy and jagged creations at Related’s Hudson Yards development. _41 East 22nd Street’s base, image via KPF_ > Perhaps the tower’s most striking element — besides its sheer height — is the cantilever, arching over neighboring buildings to the west. The ‘champagne glass’ has clearly been refined, but the base definitely resembles a stem, fluting upwards into the structure’s residential floors. _41 East 22nd Street, base diagram_ > Glass dominates the vast majority of the exterior, but the amenity-laden base is actually clad in masonry; the new drawings note that the “design [is] pending confirmation,” but as the renderings make clear, there will be a marked contrast between the podium’s facade and the rest of the building. _41 East 22nd Street, profile diagram_ > Despite the stone exterior, the base will still have enormous windows looking out onto 22nd Street, and the lobby of 41 East 22nd Street will be an experience unto itself. While its a ways away from topping out, the Continuum Company-developed building just hit the market with nine listings that range from a 2BR/2BA asking $2.5 million to a full-floor 4BR/4.5BA asking $19.9 million. What’s interesting about the Kohn Pedersen Fox-designed tower is that it trumpets, or cantilevers, out as it rises, meaning as units get higher, their floorplans get larger and with that, more expensive. Word is that the building’s penthouse will go for more than $40 million (and will probably be considerably larger than the 4,651-square-foot full-floor apartment being offered for $19.9 million now). Although its design is forward for the neighborhood, the building makes an attempt to fit in with a granite base that the Post says is reminiscent of a 19th century manor house. [Construction Update: 45 East 22nd Street Begins Its 777-Foot Climb][1] > The current crop of skyscrapers under construction in Manhattan extend from the upper reaches of the Upper East Side all the way down to the tip of the Financial District, and in the very middle lies 45 East 22nd Street, just to the west of Park Avenue South. > YIMBY revealed the building last April, and demolition of the site’s old buildings wrapped up last July; the pace of construction has been surprisingly rapid for a project of this size in New York City, and it will eventually span 372,684 square feet in total, standing 777 feet tall. > Formwork already appears to be at the fifth or sixth floor, which means it is still on the base levels. They will yield to a substantially more slender tower that tapers outwards slightly as it rises, and the building will eventually total 64 floors, which will house 83 luxury condominiums, as well as the tallest skyscraper between Midtown and Lower Manhattan. > Continuum is developing the site, and Kohn Pedersen Fox is the design architect.
