_This one is something special: says me. I had to post on this work of Capital A Architecture._

Smart ‘functionality’ here from what I can see from the posted renderings. I see “floor-to-Ceiling” windows that also can function as doorways for a small step-out balcony.

I have seen this done on other buildings too; but I can see this development is making extensive use of this clever architectural feature. This building does LOOK beautiful - and nice to see evidence that the “usefulness” Vitruvian Factor is in play. 😉

The Beauty of the Architecture on these forums are always evident; but the “Solidity” and “Usefulness” is less explicit.

**Three cheers for the Vitruvian Triad: Utility, Firmness and BEAUTY.**

_I am now officially granting this new project the Vitruvian Traid Award. 😉_

> Why should we take note of the writings of the Roman, Vitruvius, who died 2000 years ago? Because his ideas are still startlingly relevant.

_Great photos above. Very vivid, and up-close views of the brick work on the facade._

My **Vitruvian Triad award** still stands; regardless of those white line filler seams on the brick facade.

They will literally ‘disappear’ with a bit of matching touch-up paint, or those white seam joints will soon naturally darken with the atmospheric exposure over time - a little air born soot will do the job here. 😅

I am guessing these are prefabricated brick panels; so that is why we are seeing those long fine line seams. 🤔

Not sure, but no real aesthetic issue there: so utility, firmness and even the _BEAUTY_ is all there.

**This one is turning out great…** 🤩

Yes, I am like this one very much. NO more glass boxes please. Curves, color, texture, proportion, artistry is what elevates this one into the **“virtuous”** circle.

Yes - _VIRTUOUS._ 😇

I learned something from AI today: this building can not only be described as beautiful- it is also “Virtuous”.

**Question to GROK: What is the Vitruvian Triad?**

The Vitruvian triad (also called the Vitruvian virtues) refers to the three essential qualities of good architecture, as stated by the Roman architect and engineer Marcus Vitruvius Pollio in his treatise De architectura (On Architecture, 1st century BC). In Latin, these are firmitas, utilitas, and venustas. Common English renderings include:

- Firmitas (firmness, durability, or strength): The building must be structurally sound, well-constructed with appropriate materials, and able to endure over time.
- Utilitas (utility, commodity, or convenience): It must be functional and suitable for its intended purpose and users.
- Venustas (beauty, delight, or attractiveness): It must be aesthetically pleasing and harmonious.

Vitruvius wrote that architecture must satisfy these three aspects together. The most familiar English phrasing—“firmness, commodity, and delight”—comes from Sir Henry Wotton’s 1624 translation (The Elements of Architecture), which drew partly on later Renaissance writers like Andrea Palladio (who adjusted the order). An equivalent modern gloss is durability, utility, and beauty.

END AI Quote.

The expansion joint is pink, not white. They did their best to match the mortar. These are also handlaid, precast brick panels dont have typical weep holes every 2 or 3 bricks, you also dont need lintels with precast panels because the panel is the lintel. This has both weep holes and lintels.

Good to hear those are hand laid bricks. Whenever I see those vertical light colored lines, my assumption was they used prefabricated brick panels.

I see those vertical expansion joints are quite big. This video I found gives a nice simple demo of the joint, the ‘backer bar’ and caulk. I also had no idea that bricks expanded that much: enjoy the video folks.

Is the expansion material silicone? Let’s hope it darkens with time.

Yes, the final finished filler is silicone. The ‘backer rod’ he is holding is most likely made of some type of foam rubber, or styrofoam.

The silicone filler on the facade is so light colored it almos looks white: but is actually light pink to match the brick.

**Yes. That filler will darken over time; thanks to air borne soot and dirt. 🐺**

I think it’s more like a polyurethane sealant than a 100% silicone sealant.
