A good percentage of the glass has been removed

Do they tend to recycle the glass?

It’s my understanding (though without personal knowledge) that large demo outfits recycle as much as they can to reduce demo costs, with steel at the top of the list if it’s a steel frame building.

I’d hate to own a unit in 520 facing this new building

The no-action massing makes 520 Park look like it was always meant to be part of the base of this building. I would love for RAMSA to build this in a matching style.

I like 520 but i dont think we need a massive clone right next door. lol

I admire Extell’s play here. They suggest they would build the as-of-right version taller than the with-action! They want the squatter, bigger version and this is an implicit threat the shadows will be worse if they don’t get their way.

I personally dont care for the height, I just think the massing is much nicer/proportional

The as-of-right model is intended to be nearly as offensive to its neighbors as possible:
Taller and doesn’t set back from its neighbors, only from the street.

I agree though, this massing is much superior and we might get an interesting flair beyond the boxy-ness when we get a render.

Extell’s 655 Madison Ready to Rise With $1.13B Loan From Tyko Capital
Chanel bought the tower’s retail podium and will also utilize some of its office space

The year may be drawing to a close, but the deals just keep on closing — including New York City’s biggest construction loan of the year, no less.

Gary Barnett’s Extell Development just sealed a mammoth construction loan for its new supertall skyscraper at 655 Madison Avenue, Commercial Observer has learned.

Quote:

Tyko Capital is the lender behind the $1.13 billion financing that closed Dec. 15, sources said. The deal was direct, with no brokers involved.

Rising 74 stories and designed by Beyer Blinder Belle, 655 Madison Avenue will span 764,698 square feet and feature condo units in the upper floors, a retail podium at its base, and office floors in between.

**Luxury fashion house Chanel will house its new retail flagship at the building’s base and also have offices in the building, sources said.

The company struck a deal to acquire roughly 65,000 square feet of space in total for around $450 million earlier this year,** following in the footsteps of other brands who snapped up New York City real estate in the past few years instead of renting it.
