NEW YORK | 450 11th Avenue | 642 FT | 51 FLOORS

Beautiful Architectural design; and a very unusual business model. DSM is ‘part’ of a real estate development firm that has “in-house” design capabilities.

We need some new and innovative ways to deliver the design, and planning of new buildings: I guess this in another I have not yet heard of until now. I hope to see the existing AEC Architecture, Engineering and Construction process totally re-invented.

I believe a better, faster, cheaper built environment would be the end result.

As expected, the comment section is as wild as ever

I wish something else could have been thought of for the crown and the intermediate mech floor cladding, they’re completely incongruous to the overall design.

It seems that FC’s New Year’s resolution was to post more frequently.

Not sure you can make it out but these guys were all standing on the outside of the elevator for some reason or another. And damn was it cold out there as the sun went down.

Indeed. Or a bunch of hastily arranged post-it notes.

Can’t say I find the end result pleasant to look at.

I quite like the look of it until you see it from the other side and it’s a windowless concrete wall.

The TK2000 image certainly is not flattering. But I like it in good light. The blank wall is a downer but as a party wall it could hardly be anything else.

Wildfire smoke was crazy that day, I had to actually set my camera on a tripod and use settings I’d usually use at the start of sunsets. However that photo still doesn’t do justice. But I will say I’m liking how this has turned out, I love how the angled planes shows off the natural lighting. I even like the metal at the parapet, but some work should be done with that blank wall
