I wonder what this news will mean for this block.

“The Privatization Commission will finalize the new adviser in the next four to six weeks,” he said, adding that expressions of interest will be issued after the new appointment is made.”

“Ali, who also chairs the Privatization Commission, said there is strong interest from major international players, including global banks and technology firms, looking to develop their own premises at the site. Despite this demand, the government has opted against a direct sale.”

A detailed study by Jones Lang LaSalle Americas Inc. (JLL) last year found the property could support a much taller structure of 50 to 60 storeys.

Hopefully 270 Park ceiling heights

270 doesn’t really have extraordinarily tall ceilings relative to other large new office towers in the city (30 Hudson Yards and One Vanderbilt), it is just so tall because of all the mechanical space it has due to it being an all electric building. The ceiling heights it has are relatively typical for trade floors and typ office floors now, the mechanical space not so much.

This one seems like its just going around and around in circles, a One Vanderbilt sized building will be built here “eventually”.

This was shared on SSP. Are they planning on making a great value Merdeka 118?

New Yorks first Megatall

Would be cool but this is likely just some stock image they slapped on for this quick post. Would be pretty cool if they used their full height envelope and had enough pride to build something of architectural quality

The government’s privatization commission is once again trying to find a broker to help monetize the development site at 45 East 45th Street, just across from Grand Central Terminal — which could be redeveloped into a 1.8 million square foot office tower.

The next Supertall

Apologies if I sound ignorant but would Pakistan be interested in a prideful skyscraper (Like Jamie Dimon, who prioritized design, height, lighting, and overall grandiosity with 270 Park) or would it be more like Extell, and they’ll just build a giant glass box to prioritize pure profit. Just wondering if anyone has insight into this

depends on the developer they decide to partner with id imagine, biggest thing for them is likely profit

Why is the US federal government getting involved in this?

Official Pakistan government press release:

Very interesting.

Obviously details are limited, but if Trump is involved with full access to the resources of the American and Pakistani governments, this could be a once-in-a-lifetime chance at a megatall.

Maybe 2,000+ feet. A certified global landmark.

The reality is the complete opposite from these hopes of yours.

Why, because of a politicians name being dropped? I seriously hate this immediate antagonizing because a certain name is involved. I personally do not trust him…yet he’s more known as a businessman. Perhaps he could get things done or not. Don’t be too heavily involved with the Twitter crowd or Reddit…who I’ve personally experienced enforces certain political views

The original World Trade Center was not built on market principles.

The agreement that was signed by the GSA is not consistent with their policies.

GSA is focused on rightsizing the federal real estate portfolio to reduce the burden on the American taxpayer while also delivering space that enables its agency customers to achieve their missions.

No, because this “partnership” is just to outline a vision for the site and help attract a developer (also strongly suggested by the linked article…) to get this going after the pakistanis mishandled everything from running this hotel into the ground, to dragging their feet finding a partner.

Nobody intends to defy all zoning laws to build a grandiose skyscraper owned by a foreign government, and this won’t be bankrolled by the feds. This will probably end up bulky and ugly to maximize what can be built.

And as for name dropping, this empty showoff is arranged by the same Witkoff that got bailed out by Qatar with the Park Lane Hotel, the same Qatar that owns multiple high profile hotels in that area. Not sure what’s exciting in Witkoff and Kushner prostituting everything they touch to the Saudis, Qataris and whatnot, while serving as presidential envoys…
