Is this based on anything,or is it his speculation as to how the tower may look?

I am 99.9% sure this is speculation but I think it is pretty good!

Thanks, Yimby. That’s what I assumed. Honestly, I hope that this is not a box. There is no reason not to have setbacks on the north and south facades and a really nice crown. This site can accommodate it.

Yes, it’s total speculation and wrongly calculated. This is just an extrusion of the whole plot (25,051 sq ft x 55 floors) to the total height. Which will be a total of 1,377,805 sqft vs 925,630 sqft of the project’s total area. That’s a 49% increase in floor area… So it’s way off.

Looks like we’re getting a boxy KPF tower here.

I’d like to think it’s just a massing model but since KPF is credited I think that’s what we’re getting

It better be only massing! I’ve never seen such a lazy design from KPF

Based on the size of the site and the office usage what exactly did y’all expect?

Looking at it closely I’m afraid the back might be a blank wall :rage: Hopefully if it is they’ll dress it up a bit like the one at 425 Park.

I wish NYC developers got a little more creative with their choice of architects. Seems like every new office tower is either KPF, Foster, Vinoly or BIG.

This may be an unpopular opinion here but of the four I listed I think Foster does the best work.

Even if this turns out to be a slender box, I expect that KPF will produce something nice. While BP routinely delivers sh.it in NY, KPF always designs nice towers. Moreover, lots can be done with slender boxes like KPF did on 22nd St.

or RAMSA did on CPS

Lastly, there was a gorgeous proposal for a slender box on Wacker Dr that died in 2008 and was built by Related with a crap design thereafter.

That’s all well and good but those are residential buildings that can have small floor plates. It sucks but this is the world we live in. Office floor plates are rarely interesting here since space = money. If you look at the usable floor space in all the svelte twisty buildings in Asia. A lot of if is empty dead space. That would rarely fly here.

Foster came up with a great design for an equally small plot at 425 Park. I’m Hopeful that KPF will deliver despite BP’s involvement.

This building in and of itself isn’t that disappointing. I am more excited about the prospect of another super tall on the New York City skyline.

I’ve messaged @rgarri4 because his work is amazing and the non-transparency by the city here – i.e., WHY is this deck not yet public on the scoping website – is ridiculous.
