They have 600k sf at worldwide and want to slightly downsize/upgrade based on an article from over a year ago. If they took even a little less than 600k this building would be 3/4 full

Dixon Hughes Goodman (DHG)—one of the country’s largest public accounting firms—is getting bigger digs within the World Trade Center complex.
The firm inked a deal for 12,000 square feet in Silverstein Properties’ 3 World Trade Center for part of the 36th floor, a spokeswoman for the landlord said.
This is a handsome building. But every time I look at it I can’t help but think how much better it would look with the X-bracing and 4 corner spires that were part of the original design .
I think that it’s a beautiful tower. The extra bracing would have looked nice from the outside, but it would have been a negative for tenants whose views would’ve been obscured. That’s a problem for Verre.
Great point. We only look at it from the outside. I didn’t think about how that would suck for tenants.
The quadruple spire chop though, can’t get over that. It would have been something different in the skyline.
Anyway, I like articles about more of the building selling out space. It will only push for 2 to go up.
The company has been scoping out buildings in Midtown near Bryant Park and 3 World Trade Center for somewhere between 250,000 and 300,000 square feet, sources told Crain’s.
Lol, you just touched on my biggest issue with modern development.
Literally millions of people will look at the outside of this building while only a hand full will see the inside.
Curb appeal is a million times more important than someones bedroom or office view. It’s a matter of “the greater good”

Silverstein turned a setback on the 17th floor of 3 World Trade Center into a massive outdoor terrace for tenants of the 2.2-million-square-foot building. The 200-foot-tall terrace spans 11,000 square feet, making it the largest office terrace in the city — at least according to its developer. Only half of the terrace, roughly 5,500 square feet, is open to tenants at large. The other half is reserved for GroupM

While I don’t like the NY Post some interesting information about the retail space at WTC 3.
“And retail mall operator Westfield blames the Port Authority.
Westfield says it can’t bring in store tenants because it still doesn’t have the keys. “The space hasn’t been handed over yet,” a company spokesperson said — meaning by the Port Authority.”
“ Two huge restaurant deals — with Eleven Madison Park super chef Daniel Humm and with British steakhouse Hawksmoor — collapsed last year when they got fed up with waiting”.
“The PA plans to open a new transit lobby this week that will connect the Oculus mezzanine with Three World Trade’s office lobby”.
It would be nice if Larry announces tomorrow that he’s building 2 WTC on spec.

that’s like, 50k sf short of a 2 WTC anchor lease. Well, they’re running out of space fast to lease at 3 WTC. This would put the building at around 75% iirc.
