It’s still wild to see so much modern development in an area I remember having low-rise buildings and parking lots when visiting family in the 80s/90s 🤯

Finally, someone says it.
It seems like it would be very expensive to reconfigure the already built office foundation for 3HB to be shifted to dual residential towers with separated cores/elevator shafts.
Based on the renders already put out, it appeared that 3HB layout would be a pretty standard concrete central core with perimeter steel columns so I would imagine substantial work would be needed to transfer everything.
Site K makes more sense.

Will people actually want to live in buildings of this scale? I know I’d have reservations about paying market rate to live in a canyon of dirt cheap glazing. The area and density especially seems like a non starter for raising young families.
Then again, flooding the market with ANY units, regardless of value or quality, should help the market.
Not saying this shouldn’t be built, to be clear.

418 11th Ave. 68 + 36 FLOORS and 798 + 419 FT
Could it be that (according to the floor plan) there’s a pool on the 7th floor?

The recent renders still show the commercial tower. This is also just a proposal that ESDC is proposing for the site jointly with 418 11th Ave, the site is still owned by BXP.

Then construction on one of the towers will begin next year. This could align with the announcement of the winner of the RFP for Site K in 2024, since it stated that construction would begin in three or four years.
Are these two projects (418 11th Ave and 3 Hudson Boulevard) separate, or are they by the same developer? Since the thread on 418 11th Ave. isn’t currently being updated on the forum.

There’s separate threads for a reason, I don’t understand why (since this proposal by ESD has come up) that there is so much cross posting between some 3 odd threads. They are still 2 completely different projects and buildings from each other. Just because they were issued under one entity does not make them the same project, Almost all of the WTC was created by 2 entities, the are still their own buildings with their own threads.
Site K is Site K and 3 Hudson Blvd is 3 Hudson Blvd, the lots are not being merged, the blocks are not being merged.
