Bergen-Lafayette is a large neighborhood in Jersey City that is currently seeing a large number of approved and under construction units coming to the area. A portion of this neighborhood bounded by Liberty State Park and the light rail station and 1-78 has been dormant and contains abandoned buildings, empty lots but still containing a thriving community. Lots of brownstones, very old houses ripe for renovations, a few small parks, and good transportation has really put a spotlight here for developers. Close to around 800 units are under construction right now

Really goes to show the boom going on. 800 units is quite sizable. Often we focus on the larger developments, but a bulk of the units being added are in the form of low-rise conversions/renovations.
Good to see a resurgence in this section of JC. Putting the decayed structures to good use.
City has gone a long way from what it use to be. 🍻

Yes, exactly. It’s so incredible that all the structures are rising all at once. It reminds me of LIC but on a smaller scale, but just as impressive. It’s really blurring the boundary between Downtown and the rest of the city, which is a great thing.

They have been cleaning up the site from pollutants for years now. The first half has opened as Berry Lane Park, which you can see in the aerial photo. The larger parcel on the corner is being named Canal Crossing. Thousands of units and the potential for its own light rail stop. City tax records show that the 2.198-acre tract is now owned by Yosef Brikman of Brooklyn’s Crown Heights neighborhood and that it was sold for just under $3.85 million back on February 7. NJ Parcels data [shows](http://njparcels.com/sales/0906_17503_1) that $1,283,333 of that was paid to Botanical Realty Associates Urban Renewal, LLC while the remaining $2,566,666 was given to JAR Holdings Urban Renewal, LLC. Both LLCs are registered out of a house in Sheepshead Bay, Brooklyn.

An undated listing for the tract describing it as a “prime development site” also [appears](http://www.greinermaltz.com/pages/Flyer.aspx?TableName=%5BExclusive%20Properties%5D&ID=1977) on the website of Greiner-Maltz Real Estate and mentions that not only could the existing 103,000-square-foot building be redeveloped into 180 units, but that there is room for additional residential development on the premises.
This old building used to dominate the area and really symbolized the emptiness around it. Now there’s construction all around it.
