That base projection that still manages to be ackwardly set back from its old neighbor streetwall just kills me.

That ia due to Jersey City zoning rules. A minimum sidewalk width is written into the Journal square 2060 plan. Stupid considering that the zoning also says that building next door can never be demolished.
Zoning is frequently absurd and ill thought out.

Inflexible zoning is the problem. A simple variance here should have been a no brainer.
