Surprisingly, this looks like it’ll start construction before 331 next door, which is still an active parking lot. I think the developer of 331 is working on a smaller project near Hamilton Park before starting this. All the buildings on this property have now been gated off, ready for demolition.

Passed by the site today, and they now have a pile driver on the 331 Marín site as well!
I asked some workers, and they said both sites are scheduled for pile driving in the next few months.

Just wait. A city council member showed me plans for a site just a little north of here on Marín Blvd for a 60-story tower and a 40-story tower. The plans are currently not public because they would be part of a pending legal settlement on a dispute between the city and a developer that’s been dragging on publicly for decades, so they might not happen. The developer and the City Council both have to sign on to the deal. But what I saw looked amazing.

Ahh, I’m jealous haha. I think I know the site you are talking about since there are some very public disputes between the city and developers and I can think of only one that’s been dragging for decades lol. Well I hope it becomes public soon enough, this area will be booming with cranes by next year.
Is there any word on the redevelopment of the housing complex two blocks north from this site? I know the city plans on buying out the properties but I haven’t seen any news past that.

It’s really strange that they’re not demoing the old buildings before starting test piles.

The garages on the left are being demolished. I drove past yesterday and workers were on the roof dismantling the roof. It’s already gone in JC’s photo lol

Jersey Digs has the scoop: EXCLUSIVE: Renderings Revealed, Ground Broken on 351 Marin in Jersey City
A new vision for the land was initially approved by the city’s planning board in November 2018 and the development’s plans were slightly amended earlier this year. Now, KRE Group and financial services giant Northwestern Mutual have disclosed to Jersey Digs that they’ve entered into a joint-venture agreement to develop a 38-story tower at the property that includes a new 4,500-square-foot public plaza.
The tallest portion of 351 Marin will rise about 383 feet, while a shorter eight-story base will connect to the tower. The development is utilizing a Community Benefit Bonus in the redevelopment plan that allows extra height and as a concession, the developers will build a 4,500-square foot pedestrian plaza outside the building.
The development’s final plans were drawn up by architectural firm Hollwich Kushner in collaboration with Madison-based HLW International. Significantly redesigned from earlier renderings, 351 Marin will feature a faceted base with angular planes slicing through it. A soaring double-height facade will rise to a geometric crown that hopes to harmonize with the existing skyline, while a freestanding pavilion defines the edge of the pedestrian plaza at the tower’s base.
Same architect as Journal Squared. I wish they continued the faceted angles all the way up, but I guess it looks okay.

The base is fine, but I’m not a fan of the tower’s massing or crown. Too bulky and square.
And I can’t believe they’re still using cheap ugly PTACs on buildings like this…

It was a collaboration. HLW was probably the architect of record.
And yes, I completely agree. This area has too many boxes and it would have been nice for it to have been broken up with a new form factor. I don’t expect much better at the site next door. PTAC city!
